Know which buyers
will actually buy.

We don't generate more leads. We score the ones you already have, rank them by who is closest to signing, and tell you who to call first. Every buyer leaves signals — we decode them.

The real cost

You don't have a lead problem. You have a sorting problem.

Most agents are drowning in inquiries and starving for closings at the same time. More leads makes that worse, not better.

  1. 01

Everyone looks the same on Tuesday

A buyer who is pre-approved and moving in six weeks fills out the same form as someone browsing after dinner. By the time you can tell them apart, you have already spent the week.

  2. 02

The loudest lead wins your calendar

Urgency gets confused with intent. The person who texts most is rarely the person closest to signing, but they are the one who ends up in your Saturday.

  3. 03

    Follow-up turns into guesswork

With no way to rank, you either chase everyone lightly or a few people too hard. Both leak deals. The serious buyer goes quiet and you never find out why.

  4. 04

    The weekend disappears

Evenings and Saturdays go to showings that were never going to convert. The work is real. The income is not proportional to it.

How it works

Three passes. Ninety seconds. One call order.

The Intent Score™ is a structured read on five signals every buyer gives off, applied before you invest any time.

Step one — Read

Five signals, asked the same way every time

Financial readiness, timeline, motivation, behavior between calls, and decision authority. The same five reads on every lead, so two buyers are genuinely comparable.

Financial readiness94

Behavior between calls90

Step two — Score

One number, four tiers, no debate

Signals weight into a single 0–100 score. 80 and above is Hot. 60 to 79 is Warm. 35 to 59 is Nurture. Below 35 is Pass — and Pass is a real answer, not a failure.

80–100 · Hot — call today87
60–79 · Warm — call this week74
35–59 · Nurture — automate it61
0–34 · Pass — release it38

Step three — Act

A ranked list and the next thing to say

Your pipeline reorders itself by score. Each lead carries a recommended next action and a window to make it in, so Monday morning starts with the decision already made.

Your pipeline, sorted by who is closest to signing

Every lead carries one number and one tier. The list reorders itself as signals change, so the top of the screen is always the next call worth making.

What you get

Built to remove work, not add it.

Intent Score™ on every lead

Five weighted signals, one 0–100 number, four tiers. The same read applied to every buyer, so comparisons are real and the ranking still holds up next week.

Priority queue

A call order, not a list. It reorders itself as scores move.

Buyer timeline

Every signal, dated. You see why a score moved, not just that it did.

Next-action recommendations

Each lead gets a specific next move and a window to make it in — the call, the comps, the one question that unsticks them. Editable before it leaves your hands.

Pro

Sits on top of your CRM

Follow Up Boss, kvCORE, Sierra, or a spreadsheet you've had for six years — the score writes back where you already work. Nothing to migrate.

Analytics that answer one question

Where did your hours go, and did they go to the buyers who were actually close? Everything else is deliberately absent.

Why it holds up

Not a hunch. A repeatable read.

Experienced agents already sense who is serious. The system makes that sense explicit, consistent, and transferable to anyone on the team.

01

Same questions, every lead

Consistency is what makes two scores comparable. Ad-hoc qualifying feels faster and leaves you with a pipeline you cannot rank.

02

Behavior outranks enthusiasm

What someone does between your calls predicts closing better than what they say on them. The score weights unprompted action heaviest.

03

Pass is a real outcome

Most systems have no way to say no. A tier that ends follow-up is what actually returns hours to your week.

04

Scores move, and you see why

A lead at 44 who uploads a lender letter is a different lead. The timeline shows the moment it changed, so you act on the change and not the memory.

Where this sits

Lead generation adds volume. This adds judgment.

Both cost money. Only one of them gives you your Saturday back.

Founding pilot

We don't have testimonials yet. Here's what we have instead.

This is a new system in its first cohort. Rather than borrow someone else's numbers, we put our commitments in writing.

  • Scored in your first week or you don't payWe score your live pipeline together on the setup call. Finish that call without a ranked list you can act on and the setup fee comes back.
  • Month to month, cancel any timePro has no contract and no minimum term. If a month doesn't earn its place, you stop. We'd rather lose the month than argue about it.
  • Your data stays yoursExport every lead and every score to CSV whenever you want, including the day you leave. Nothing is held hostage.
  • You work directly with the founderTwelve seats, not two hundred. Every setup call and scoring session in the pilot is run by the person who built the system.

Your numbers

Work out what your time is currently worth.

We won't show you our results, because we don't have any yet. Put your own numbers in instead — the arithmetic is yours to check.

Assumption: every lead gets a 90-second read, and roughly a quarter of intake still earns a full qualifying conversation. Hourly rate is your commission income spread over a 2,000-hour year. Change anything above and the figures follow.

Questions

The ones people actually ask.

Something not covered here? Email sahil@buyerintentsystem.com and you'll get a straight answer from a person.

No, and that is deliberate. You almost certainly have more leads than you have hours. We score the pipeline you already have so the hours go to the right names. If you genuinely have no leads at all, this isn't the right purchase yet.

Five weighted signals: financial readiness (26%), timeline (24%), motivation (18%), behavior between calls (18%) and decision authority (14%). Each is answered on a fixed scale, so the same buyer scores the same regardless of who runs it. The weighting is visible to you, and in Pro it is tuned to your market each month.

No. The score sits on top of whatever you use — Follow Up Boss, kvCORE, Sierra, or a spreadsheet you have had for six years. Pro writes the score and tier back into your existing records. There is no migration step.

Starter is the system installed once — you own it and you run it. Pro is the system run with you: unlimited scoring, CRM integration, a team dashboard, AI-drafted follow-ups, and monthly tuning of the weights against what actually closed. Solo agents with a steady pipeline often do well on Starter. Teams, and anyone above roughly 40 leads a month, get more out of Pro.

There aren't any yet. This is the first cohort, and we would rather say that plainly than publish numbers we cannot stand behind. What we offer instead is the working scoring tool on this page, a written setup guarantee, month-to-month terms on Pro, and direct access to the person who built it.

One call, usually 60 to 90 minutes. We score your live pipeline together on that call, so you leave with a ranked list rather than homework. Scoring a new lead afterwards takes about 90 seconds.

The signals are market-independent, but the weights are not — a 60-day timeline means something different in a relocation market than in a retirement one. Pro includes monthly re-weighting against your closed deals. On Starter the weights are yours to adjust, and we show you how on the setup call.

Lead data stays yours and is exportable to CSV at any time, including the day you leave. We publish a privacy policy, a data processing agreement and a security overview, and we will sign an NDA before you send us anything.

Stop guessing who's serious.

Twelve founding seats. Bring your real pipeline, we score it with you on the first call, and you find out inside ninety minutes whether this changes your week.
